Williamson County has some of the newest and most carefully kept neighborhoods in Middle Tennessee, and most of them have an HOA with opinions about roof color. We roof homes across Franklin, Brentwood, Nolensville, Thompson’s Station, Fairview and the north end of Spring Hill, plus the farms and estates around Leiper’s Fork, Arrington and College Grove. We’ll bring shingle samples to your HOA’s approved list and handle the paperwork.

Williamson County at a glance. County seat: Franklin. Based in Murfreesboro since 2010. About 31 minutes from our Nashville shop. Our own crews, never subcontractors. Veteran-owned by Navy Combat Veteran Don Hane. A-rated with the BBB. Open 24 hours, every day.

Do you need a permit to replace a roof in Williamson County?

In unincorporated Williamson County, no. A county Building Codes letter dated August 1, 2025 says residential roof repair and replacement do not need a permit or an inspection under the residential code (IRC R105.2.2). The work still has to meet Chapter 9 of the 2021 IRC and the shingle maker’s installation instructions, and that’s how we install anyway.

The cities are a different story. Franklin, Brentwood, Nolensville, Thompson’s Station, Fairview and Spring Hill each set their own rules, so we check with the right office before work starts. The county office is at 1320 West Main St, Suite 400, in Franklin (615-790-5718).

What storms have hit Williamson County roofs?

Ice did the most recent damage. In the January 2026 ice storm, the National Weather Service logged 0.75 inch of freezing rain in Brentwood and half an inch in Franklin. That kind of load snaps limbs off the big hardwoods in older Brentwood and Franklin lots.

Wind is the other repeat offender. On October 12, 2022, a downburst brought trees and power lines down from Franklin to Brentwood. On June 19, 2019, microbursts hit around Thompson’s Station and half-dollar-size hail fell in Brentwood.

What are homes like in Williamson County?

Williamson County’s homes are among the newest around: the Census median year built is 2002, nearly a third were built in 2010 or later, and only about one in six predates 1980. About eight in ten homes are single-family houses and about eight in ten are owner-occupied. Many are large, steep roofs with lots of valleys and dormers, which is where designer shingles and careful flashing work pay off.
