Sumner County wraps around Old Hickory Lake, with Hendersonville and Gallatin on the water and Portland, White House and Westmoreland up toward the Kentucky line. Lake homes get more wind and more shade than most, which is hard on shingles. We roof homes all over the county with our own crews, starting with a free inspection.
Do you need a permit to replace a roof in Sumner County?
There’s no published county exemption for re-roofs, so we check on each job. Sumner County adopted the 2021 International Codes under Resolution 2303-04, effective May 19, 2023. The county’s amendments require an ice barrier at the eaves, where there’s a history of ice forming along the eaves, and that describes Sumner County.
The county’s amendments also say county inspectors don’t inspect shingles, underlayment, ice barrier or drip edge. That puts the responsibility on the contractor, so we photograph each layer as it goes on. Gallatin, Hendersonville, Portland, White House, Goodlettsville and Millersville have their own codes offices.
What storms have hit Sumner County roofs?
On December 9, 2023, a tornado tracked through Hendersonville and Gallatin. The National Weather Service rated it EF-2, strong enough to tear roofs off well-built homes.
Ice is a regular problem too. In the January 2026 storm, a report from Gallatin measured 0.63 inch of freezing rain. Ice dams at the eaves are exactly what the county’s ice barrier rule is meant to stop.
What are homes like in Sumner County?
Sumner County’s homes are a mix. The Census median year built is 1995, about a quarter of homes went up in 2010 or later, and about three in ten were built before 1980. Around three in four are single-family houses, and about seven in ten are owner-occupied. On older homes we often find low-slope porch roofs that need a membrane, not shingles.
