Ice, wind, and fallen limbs on Franklin roofs

Franklin’s worst recent roof weather was the January 2026 ice storm. The National Weather Service logged half an inch of freezing rain in Franklin and just south of town and 0.75 inch in Brentwood. Mature trees on older Franklin lots dropped limbs onto roofs and gutters across town, and in the historic district, where lots are tight and trees are old, some homes took multiple hits.

Wind events matter here too. On October 12, 2022, a downburst the NWS tracked for about 30 miles brought down trees and power lines from Fairview across to Franklin and Brentwood. On June 19, 2019, microbursts with winds up to 80 to 85 mph hit Thompson’s Station and northern Spring Hill, just south of Franklin.

Newer homes in Westhaven and Berry Farms have long valleys and tall walls that catch wind-driven rain, so after a storm we check flashing and valleys as closely as shingles. For historic homes in the Preservation Overlay, an in-kind storm repair generally doesn’t need commission review, but if the damage means changing materials, it needs a Certificate of Appropriateness. We’ll tell you which applies before work starts.

Tree damage in Franklin’s mature neighborhoods

Franklin’s older neighborhoods, including downtown, the historic district, and established subdivisions like Forrest Crossing and Fieldstone Farms, have large, mature trees. In the January 2026 ice storm, about half an inch of freezing rain weighed those trees down, and limbs came down on roofs, gutters, and porches across town.

Ice-loaded limbs do damage that’s easy to underestimate. A limb that rolled off the roof may have cracked decking, broken shingles along its path, and bent gutters. If you saw a limb on your roof this winter and haven’t had it checked, the damage may still be hidden until a heavy rain.

The October 12, 2022 downburst also brought down trees from Fairview to Franklin and Brentwood, and the June 2019 microbursts hit just south of town. In each case, wind damage on Franklin’s newer homes showed up at ridges, rakes, and the flashing on tall walls. We check all of it and photograph what we find. On Franklin’s steeper two-story roofs, the drone gets us close-up photos of ridges and upper valleys that are hard to reach safely in wet weather, so you see the damage the same day.

What we do after a storm

On Franklin storm inspections, we check gutters, porches, and flashing on tall walls as well as shingles, since tree and wind damage rarely stays on the roof surface.

We’re open 24/7 for emergency tarping. The storm inspection is free and covers every slope plus the gutters, vents, and flashing that show hail size. You get dated photos and a written estimate you can submit with a claim, and if you’d like, we’ll meet your adjuster on the roof. Our own crew does the repair, backed by our lifetime workmanship warranty.

Will insurance pay for storm damage in Franklin?

In Franklin, historic homes may need matching materials for a storm repair, and newer homes may need flashing and siding work. The estimate covers each one. Coverage is between you and your insurer, and we won’t promise an outcome; you or your licensed public adjuster handle the claim. We never waive deductibles. Paying out of pocket? A full shingle replacement on an average home usually runs $12,000 to $16,000, and financing is available. See insurance claim assistance.

Franklin permits after storm damage

Franklin’s Building and Neighborhood Services department (615-794-7012) requires permits for most repair work, so we check before storm repairs begin. In the Historic Preservation Overlay, an in-kind storm repair with matching materials generally doesn’t need commission review. If the damage means changing materials, it needs a Certificate of Appropriateness from the Historic Zoning Commission first.

For Westhaven, Berry Farms, Fieldstone Farms, and Forrest Crossing homes, HOA approval may be needed if a storm forces a full replacement with a new color. We’ll tarp and protect the house while approvals move, provide the product and color details for your submission, and schedule the crew as soon as you’re cleared.

Franklin storm damage roofing FAQ

Does a storm repair on a historic Franklin home need approval? An in-kind repair with matching materials generally doesn’t. If the repair would change the material or appearance, it needs a Certificate of Appropriateness first. We’ll check and tell you.

A limb hit my Franklin roof in the ice storm. Should I still get it checked? Yes. Limb strikes can crack decking under shingles that look fine, and the leak may not show until heavy rain.

Do you waive insurance deductibles? No. We never waive or absorb deductibles. Your deductible is part of your policy, and paying it is your responsibility.
