What are roofs like in Thompson’s Station?
Most roofs in Thompson’s Station are young, and a lot of them are reaching their first real checkup now. The town was a rural railroad stop until it incorporated in 1990. Census estimates put the median home here at 2013, compared with 1987 for Tennessee as a whole, and about three of every four homes are single-family houses. Most went up in planned communities like Tollgate Village, Bridgemore Village, Fields of Canterbury, Whistle Stop and Avenue Downs. Older farmhouses and homes on acreage are scattered along Thompson’s Station Road and Critz Lane.
That age matters. A builder roof put on around 2013 is about 13 years old now, and many of those roofs have already taken the May 2025 hail and the January 2026 ice. Architectural asphalt shingles usually last 25 to 30 years in Tennessee, but hail, wind and poor attic ventilation can cut that short. On a roof in its first 10 to 15 years, we check for hail bruising, lifted or unsealed tabs, ridge cap wear and exhaust vents that have worked loose.
Many of the newer homes sit on open former farmland with few mature trees, so roofs take full sun and wind all day. That speeds up wear on south- and west-facing slopes and puts more strain on shingle seal strips in wind storms. Bridgemore and the larger homes in Tollgate have bigger, more complex roofs, with more valleys and wall flashing to inspect, so we check them with extra care. Thinking about metal for a farmhouse or a porch? See metal roofing.

We were extremely pleased from the start with Don and team from Roof Troops Roofing. Communication is very important to us, and he replied to our initial online inquiry the same day, came to evaluate our gutter damage from an ice storm the next day and work was completed within a week. Team was on time and courteous of our property, and price couldn't be beat. We will happily use them in the future.Posted on Google![]()

The guys at Roof Troops were amazing from start to finish. I was impressed with their proposal and the information that they taught me during our initial meeting. We wanted upgraded shingles with a specific design, and they were able to accommodate our needs. They really took care of our landscaping and architecture, which we really appreciate. We will be informing our neighbors about all of our fantastic experiences with Roof Troops Roofing

What storms have hit Thompson’s Station?
Hail and straight-line wind do the most roof damage here. The biggest recent hail day was May 20, 2025. The National Weather Service logged hail reports of up to 2.5 inches, about tennis ball size, in Thompson’s Station near I-840, 1.5 inches on Pratt Road, and 1 inch at Thompson’s Station Road and Columbia Pike. A few miles north, hail up to 3 inches fell on Keystone Drive, south of Franklin.
It wasn’t a one-time storm. NWS storm reports also show quarter-size hail in Thompson’s Station on March 27, 2021, and nickel-size hail in Tollgate Village on June 4, 2023.
The worst wind event in recent memory was June 19, 2019. The National Weather Service surveyed two damaging microbursts in Thompson’s Station and northern Spring Hill, with winds of 60 to 70 mph and pockets up to 80 to 85 mph. Trees and power lines came down on Critz Lane, Buckner Road, and near Sedberry Road, and some homes had minor roof and exterior damage. In January 2026, the ice storm brought freezing rain here as well. An NWS report about three miles northeast of Spring Hill, right around Thompson’s Station, measured 0.25 inch, and Franklin, just to the north, got 0.5 inch.
Hail bruises and wind-creased shingles usually aren’t visible from your driveway. Our guide to hail and wind damage on Middle Tennessee roofs shows what you can safely check from the ground. We’ll walk or fly the roof, photograph what we find, and give you a written estimate. If you file an insurance claim, you can submit the photos and estimate with it. The claim itself is between you and your insurance company. See storm damage repair.

Unincorporated Williamson County addresses near town
Do you need a permit to replace a roof in Thompson’s Station?
Inside town limits, plan on one. The Town of Thompson’s Station permits page says a building permit is required to “construct, alter, repair, enlarge, move, renovate, demolish, or permanently place any building, or structure,” and the town builds to the 2021 International Residential Code. Applications and inspection requests go through the town’s GeoCivix portal. We’ll confirm with the town what your job needs and pull the permit if it’s required.
Outside town limits, the rules are different. In an August 1, 2025 notice, Williamson County’s Building Codes Division said residential roof repairs and replacements in the unincorporated county don’t need a permit or inspection. The work still has to meet the roofing chapter of the 2021 IRC and the manufacturer’s instructions, and that’s how we install either way.
Your mailing address doesn’t settle it. ZIP code lines and town limits are drawn separately, so check the town’s GIS map or ask us and we’ll look it up.
Does your HOA have to approve a new roof in Thompson's Station?
In most subdivisions here, yes. Tollgate Village, Bridgemore Village and Fields of Canterbury all have homeowners associations, and the Fields of Canterbury HOA publishes 2025 architectural design standards and an architectural review application for exterior changes.
If you own a condo in Tollgate Village, check your HOA documents before you call anyone. Listing records show those dues include exterior maintenance, so the roof may be the association’s job. For a single-family home, we’ll give you the manufacturer, product line and color, plus photos, for your HOA application, and we schedule the work once you have approval.

Thompson’s Station roofing questions
Do I need HOA approval for a new roof in Tollgate or Bridgemore?
Plan on it. Before you sign, we’ll give you the manufacturer, product, and color, plus photos, so your HOA can review the change before the job is scheduled.
My roof lost a few shingles in a windstorm. Can it just be repaired?
Usually, yes. If the rest of the roof is sound and we can match the shingle, we’ll recommend a repair rather than a replacement.
