What kinds of roofs do Nashville homes have?

Nashville has nearly every kind of roof in Middle Tennessee. There are early-1900s homes and bungalows in East Nashville and Germantown, postwar brick ranches in Donelson, Inglewood, Madison, and Crieve Hall, and big suburban subdivisions in Antioch, Hermitage, and Bellevue. Then there are the new tall-and-skinny infill homes going up on split lots all over the urban core.

Each kind has its own problems. Older homes often have two or three layers of shingles, board decking with gaps, and chimneys that need new flashing. Postwar ranches usually have simple roofs, but the attic ventilation is often poor. On infill homes, low-slope sections, parapet walls, and complicated flashing around decks and dormers are where leaks start.

Before we quote a Nashville roof, we find out what’s under the shingles and whether the house is in a historic overlay. Those two things affect the price and the paperwork more than anything else.

What storms have hit Nashville roofs?

Nashville has taken two major tornado hits in recent years. On March 3, 2020, an EF-3 tornado crossed the Cumberland River near John C. Tune Airport and moved through North Nashville, Germantown, East Nashville and Five Points, Donelson, and Hermitage, then continued into Wilson County. The National Weather Service rated it the longest-tracked tornado in Middle Tennessee since records began in 1950. On December 9, 2023, an EF-2 tornado touched down in north Nashville and moved through Madison. The heaviest damage was along East Campbell Road and Nesbitt Lane, where homes and a church lost large sections of roof.

Then came the January 2026 ice storm. NWS reports showed about 0.5 inch of freezing rain in Nashville and near Berry Hill, and 0.7 inch near Old Hickory. At its peak, about 230,000 NES customers were without power.

Do you need a permit to replace a roof in Nashville?

It depends on the house and the scope. Metro Code 16.28.030 treats replacing the existing roof on a one- or two-family home as normal maintenance. Adding a new layer of shingles over an old roof is on Metro Codes‘ permit-required list, and so is structural or decking work. Historic overlays are a separate issue. In a Neighborhood Conservation overlay, Metro Historic Zoning generally doesn’t review a straight roofing material replacement. In a Historic Preservation or landmark overlay, roofing changes can require a Preservation Permit. We check the overlay map and confirm before we start.

Does my Nashville HOA need to approve my new roof?

In newer subdivisions in Antioch, Hermitage, Bellevue, and Cane Ridge, HOAs often set shingle color and style rules. We give you the manufacturer, product line, and color name in writing so you can get approval before work is scheduled.

What roofing materials work on older Nashville homes?
