How we figure your range
We start with your roof size in squares. A square is 100 square feet of roof. If you give us your home size instead, we work out the roof from your floor plan, your stories and your pitch, plus a little extra for cutting waste.
Then we use our average installed price per square for the material you picked:
- Architectural shingles: about $500 to $600 per square
- Designer or Class 4 impact-resistant shingles: about $600 to $850 per square
- Standing-seam metal: about $1,000 to $1,800 per square
- 3-tab shingles: about $375 to $550 per square
Steep roofs add about $25 per square for the extra labor and safety setup. Each extra layer to tear off adds about $35 per square. Those prices include tearing off one layer.
What changes the price
- Roof size. Your roof is bigger than your floor plan, and an attached garage adds to it.
- Pitch. Steep roofs take longer and need more safety gear.
- Layers. Older homes often have two or three layers to tear off.
- Decking. We can’t see it until the old roof is off. Any replacement is shown to you in photos and approved by you in writing first.
- Chimneys, skylights and valleys. Every one adds flashing work.
- Material. We install TAMKO, GAF, CertainTeed, Owens Corning and Malarkey shingles, plus standing-seam metal.

A square is 100 square feet of roof. Your roof is usually bigger than your floor plan because of the pitch, so a 2,000 square foot ranch home often needs about 25 squares of shingles.
Does it cost more to tear off more than one layer?
Yes. Each extra layer adds about $35 per square for tear-off and disposal. If you are not sure how many layers you have, pick “Not sure” and we will check at the inspection.
Why doesn’t the calculator price slate, tile or flat roofs?
Those need a different roofing system and more checks on site, so we price them after we see the roof. The inspection is free.
What isn’t included in the range?
Rotted decking, chimney and skylight flashing, and extra safety setup for tall homes are checked and priced at the inspection. Any decking replacement is shown to you in photos and approved by you in writing first.
