Nashville roof replacement, overlay rules and all

Nashville is the one place in our service area where the type of house changes the replacement job the most. Early-1900s homes in East Nashville and Germantown often have two or three layers of old shingles over board decking with gaps between the boards. Shingle manufacturers want solid decking, so on those homes we often add plywood over the boards before the new roof goes on. We tell you that in the quote.

Laying new shingles over old is on Metro Codes’ permit-required list, and we don’t recommend it anyway. A full tear-off is the only way to see and fix what’s underneath. The postwar ranches in Donelson, Inglewood, and Crieve Hall are usually straightforward one-day replacements, and we use them to fix the attic ventilation that wore out the last roof. Infill homes with low-slope sections need a low-slope membrane system on those areas, tied correctly into the shingle sections.

Historic overlays matter too. In a Neighborhood Conservation overlay, a straight roof material replacement generally isn’t reviewed. In a Historic Preservation or landmark overlay, roofing changes can need a Preservation Permit. We check your address on the overlay map before we quote.

Replacing roofs on East Nashville and Germantown homes

Early-1900s houses and bungalows in East Nashville, Germantown, and Five Points are some of the most rewarding roofs we replace and some of the trickiest. Under two or three layers of old shingles, we usually find 1x board decking with gaps between boards. Modern shingle manufacturers want solid decking, so on those homes we often sheathe over the boards with new plywood before installing the new roof.

Those houses also have chimneys, dormers, and porch roofs that need new step and counter flashing, and many have low-slope porch roofs that need a membrane instead of shingles. All of it goes in the written quote.

Many East Nashville streets are in a conservation or historic overlay. In a Neighborhood Conservation overlay, Metro Historic Zoning generally doesn’t review a straight roof material replacement. In a Historic Preservation or landmark overlay, changes can need a Preservation Permit. We check your address on the overlay map, and if a permit is needed, we help you apply before work starts.

How a Roof Troops roof replacement works

On Nashville urban lots, we plan the dumpster, parking, and material drop around tight streets and alleys and tell you the plan before install day.

Free inspection, then a written quote naming the manufacturer, line, color, and every line item. We pull any permit. On install day our own crew tears off to the deck, replaces soft decking, and installs drip edge, ice and water shield, synthetic underlayment, new flashing and boots, shingles, ridge vent, and caps. Most shingle roofs take one day, metal two to three, and we follow manufacturer cold-weather rules, including hand-sealing below 40°F. We never leave a roof open overnight.

How much does a roof replacement cost in Nashville?

In Nashville, the cost variables are layers, board decking that needs plywood over it, low-slope sections, and permits. Each is a separate line in the quote. A full shingle replacement on an average home usually runs $12,000 to $16,000; metal costs more. You get a detailed written quote before any work starts, and financing is available.

Ranches, infill, and suburban Nashville replacements

Outside the older urban core, most Nashville replacements are simpler. Postwar brick ranches in Donelson, Inglewood, Madison, and Crieve Hall are usually one-day jobs with one or two layers to remove, and the main upgrade is attic ventilation, which many of them lack. The big subdivisions in Antioch, Hermitage, and Bellevue are mostly on their first or second architectural roof, with HOA color rules in many neighborhoods.

Infill homes across the urban core need a different plan. Low-slope sections get a membrane system tied into the shingles, and parapets and roof-to-wall joints get new flashing. We price each section separately so you can see what the low-slope work costs.

Permits: replacing the existing roof on a one- or two-family home is treated as maintenance under Metro Code 16.28.030, but decking, structural work, and overlays require a permit from Metro Codes, and historic overlays can add a Preservation Permit. We handle both.

Do you need a permit to replace a roof in Nashville?

It depends on the house and the scope. Metro Code 16.28.030 treats replacing the existing roof on a one- or two-family home as normal maintenance, but laying a new layer over an old roof and any structural or decking work are on Metro Codes‘ permit-required list. In a Historic Preservation or landmark overlay, roofing changes can need a Preservation Permit. We check the overlay map for your address before we quote.

Nashville roof replacement FAQ

Can you put new shingles over my old ones in Nashville? We don’t. An overlay hides decking problems, adds weight, and needs a Metro permit. We tear off to the deck so we can see and fix what’s under there.

Does my East Nashville roof need new plywood? If it has board decking with gaps, usually yes. Manufacturers want a solid deck, so we sheathe over the boards and show it in the quote.

What shingle brands do you install? We’re certified with GAF, CertainTeed, Owens Corning, Tamko, and Malarkey, and we install metal roofing as well.
