Where Smyrna roofs leak, by age of home
Homes from the 1980s and 1990s. Smyrna grew fast after the Nissan plant opened in 1983, and many of those first-wave homes are on their second roof, some still with three-tab shingles. The rubber pipe boots around plumbing vents dry out and crack after years of sun, and step flashing at walls and chimneys was often reused from the first roof. Those are the first two places we check.
Newer builder-grade homes. On newer houses, leaks tend to come from shortcuts, not age: drip edge that is too short, so water wicks behind the gutter into the fascia; gutters too small for the roof, so they overflow at inside corners; and bathroom fans that vent into the attic instead of outside. That last one soaks insulation and stains ceilings in winter, and it looks exactly like a roof leak.
Roofs that were patched after a storm. If your home is in the Rock Springs Road neighborhoods the March 2021 tornado crossed and the roof was repaired rather than replaced, have someone look at the seams where newer shingles meet older ones. Those seams are worth checking on any inspection.
Storm season in Smyrna
Spring brings most of the hail and straight-line wind. On May 20, 2025, straight-line winds damaged structures and dozens of large trees about 5 miles south of Smyrna. In winter the risk is ice: the January 2026 ice storm coated Rutherford County in freezing rain, and most of the roof damage came from falling limbs. After any big storm, look for granules piling up at the downspouts, creased or missing shingle tabs, and dents on gutters and roof vents. Then get a free inspection before the next rain finds the opening. If it is storm damage, we give you photos and a written estimate you can send with your claim.
Repairs and Smyrna permits
Most leak and shingle repairs don't touch the roof deck or framing, and that is the line the Town of Smyrna uses to decide whether roof work needs a permit. If we open up a leak and find rotted decking or rafters that must be replaced, that part of the job needs a permit from Smyrna Building Safety (615-355-5704), and we pull it. You see photos and approve a written change order first. Homes outside town limits go through Rutherford County.
What kind of roofs do Smyrna homes have?
Most Smyrna homes have asphalt shingle roofs on suburban houses built from the 1980s on. The town grew fast after Nissan opened its Smyrna assembly plant in 1983, and much of that housing went up along the I-24, Sam Ridley Parkway, and Rock Springs Road corridors.
That leaves Smyrna with two very different kinds of roofs. Homes from the first wave of growth are now on their second roof, or should be. Many of them were built with three-tab shingles, which don’t last as long as today’s architectural shingles. Newer subdivisions toward the edges of town are still on their builder-grade roofs. Those roofs are usually fine on top, but bath fans venting into the attic, short drip edge, and undersized gutters are common problems that show up within the first ten years.
When we inspect a Smyrna roof, we check the age of the shingles first. Then we check the attic for daylight, staining, and ventilation, because that is where leaks and early shingle failure usually start. Learn more about what happens during a roof inspection.

We were extremely pleased from the start with Don and team from Roof Troops Roofing. Communication is very important to us, and he replied to our initial online inquiry the same day, came to evaluate our gutter damage from an ice storm the next day and work was completed within a week. Team was on time and courteous of our property, and price couldn't be beat. We will happily use them in the future.Posted on Google![]()

The guys at Roof Troops were amazing from start to finish. I was impressed with their proposal and the information that they taught me during our initial meeting. We wanted upgraded shingles with a specific design, and they were able to accommodate our needs. They really took care of our landscaping and architecture, which we really appreciate. We will be informing our neighbors about all of our fantastic experiences with Roof Troops Roofing

Do you need a permit to replace a roof in Smyrna?
Usually not, for a straight shingle replacement inside town limits. The Town of Smyrna’s 2024 residential code amendments exempt “roof covering replacement where the repairs do not involve replacement of the roof deck and/or structural framing.” If we open your roof and find rotted decking or damaged rafters that need replacing, the job needs a permit from Smyrna Building Safety (615-355-5704). If that happens, we’ll tell you before we pull it. Homes outside town limits with a Smyrna address fall under Rutherford County’s codes office instead.

Smyrna roofing questions
What storms have damaged roofs in Smyrna?
The March 25, 2021 EF-1 tornado tracked from between La Vergne and Smyrna northeast through neighborhoods off Rock Springs Road, with winds near 95 mph. On May 20, 2025, straight-line winds damaged multiple structures and dozens of large trees about 5 miles south of Smyrna. Spring hail and wind storms hit Rutherford County most years.
Do I need a permit to replace a roof in Smyrna?
Usually not for a straight shingle replacement inside town limits. The Town of Smyrna exempts roof covering replacement that does not involve the roof deck or framing. If we find rotted decking or rafters, the job needs a permit from Smyrna Building Safety, and we pull it. Homes outside town limits go through Rutherford County.
My Smyrna subdivision has an HOA. Does that change anything?
It can. Many Smyrna subdivisions have HOAs, and some limit shingle colors and styles. Before you sign, we give you the manufacturer, product line, and color name so you can get HOA approval first.
My house was built in the '90s and still has its first roof. Does it need replacing?
Not just because of its age, but a 25 to 30 year old roof should be inspected, especially if it has three-tab shingles. A free inspection will tell you whether you need a repair now or a full replacement soon.
What roofing material works best on Smyrna homes?
Most Smyrna homes are suburban houses built from the 1980s on, and architectural shingles are the usual choice, lasting about 25 to 30 years. Metal roofing is a longer-lasting option. We show you both, with product names, at the free inspection.
What happens if you find rotted decking on my Smyrna roof?
We stop and show you photos before anything else happens. Any decking that needs replacing is handled by a written change order you approve, and the new roof does not go on until the deck is solid.
Do you work on commercial roofs in Smyrna?
Yes. We repair and replace flat and low-slope commercial roofs, including TPO, EPDM, and modified bitumen, plus metal roofs on shops and outbuildings. Our own crews do that work too, under the same lifetime workmanship warranty.
How fast can you get to a Smyrna home?
Smyrna is about 20 minutes from our Murfreesboro base. We answer within the hour and are open 24 hours every day for storm calls and active leaks, including emergency tarping.
Do you repair roof leaks in Smyrna, or only replace roofs?
We do both. Most Smyrna leaks we see come from cracked pipe boots, worn flashing or a few damaged shingles, and those are repairs, usually done in a few hours. If the roof is near the end of its life or leaking in several places, we show you photos and tell you straight.
My newer Smyrna home has a stained ceiling but the roof looks fine. What could it be?
Check the bathroom fans first. On some builder-grade homes the fan ducts end in the attic instead of outside, so warm, wet air soaks the insulation and drips back through the ceiling. HVAC condensate lines can do the same thing. We check the attic first and tell you if it is not the roof.
