We repair roofs all over Columbia, from the old houses around West Seventh Street to the newer subdivisions out Hampshire Pike and Bear Creek Pike. Older Columbia homes need a careful hand
A lot of houses in the West End and Columbia’s historic districts were built between the 1800s and the 1930s. They have steep roofs, tall brick chimneys, board decking instead of plywood, and sometimes box gutters built into the roof edge. They’ve also often had a few roofs put on over the years, not always well.
On these homes the leak is usually at a joint, not in the middle of a slope:
- Chimneys. Old flashing that was tarred over instead of replaced, or mortar that’s let go where the flashing tucks in.
- Walls and dormers. Step flashing missing or rusted through where the roof meets siding.
- Box gutters. When the lining fails, water goes straight into the wall or the cornice, not over the edge. Our crews inspect, reline and rebuild box gutters, so the fix stays with the same people who found it.
- Old boards. Gaps and soft spots in board decking that a newer roof was nailed over.
We work slowly on these roofs and match what’s there where we can. If your home is in a historic district, check with the city about what needs approval before work that changes the look of the roof. A like-for-like repair often doesn’t, but it’s your house and your call to ask.
Newer Columbia subdivisions
Homes out Hampshire Pike, Bear Creek Pike and the rest of the newer edges of town have the problems of fast builds: pipe boots that crack after a few summers, short drip edge, missing kick-out flashing on two-story walls, and attics without enough ventilation. These are usually quick repairs, and we’ll point out anything else we see while we’re up there.
How a repair works
- Free inspection, roof and attic, with photos.
- A written quote for the repair. No pressure.
- Our own crew does the work. Most repairs take a few hours.
- If we find rotted decking, you see photos and approve a written change order before we replace it.
- Clean-up, a magnet sweep for nails, and a walk-through of the finished work.
Repairs carry our lifetime workmanship warranty. After hail or wind, see storm damage repair: we document the damage with photos and a written estimate for your insurer, and you work with them on the claim. If the roof is past fixing, our roof replacement in Columbia page covers that, with payment options through Acorn Finance.
