How Much Does a New Roof Cost in Nashville and Middle Tennessee?

By Don Hane, Navy Combat Veteran

A full shingle roof replacement on an average home in Middle Tennessee usually runs $12,000 to $16,000. Smaller, simple homes can come in well under that, and large, steep or older multi-layer homes can run well over it. Those are averages, not quotes. The only real number is the one for your roof, which you get after a free roof inspection.

For Murfreesboro and Rutherford County, our roof replacement cost guide breaks the averages down by home size. For Nashville, see roof replacement in Nashville. And if you’d like to spread the cost out, you can check options through Acorn Finance without affecting your credit score. Selling soon? Why Nashville roofs often cost more

The same size house can cost more to re-roof in parts of Nashville than out in a newer subdivision. Here’s why:

  • Layers. Older homes in East Nashville, Inglewood and other close-in neighborhoods often have two or three layers to tear off, and that’s more labor and more disposal.
  • Board decking. Many older houses have boards instead of plywood. Gaps and soft boards can need new sheathing, and we only do that on a written change order you approve.
  • Steep, cut-up roofs. Victorian and bungalow roofs, and tall new infill homes, take more time and safety setup.
  • Low-slope sections. Many infill homes have flat or low-slope areas that need a different roofing system than shingles.
  • Tight lots. Narrow driveways and close neighbors mean more hand-carrying and smaller dumpsters.
  • Permits and historic overlays. Some neighborhoods have extra review for changes to how the house looks.

What moves the price anywhere in Middle Tennessee

  • Roof size. Measured in squares (100 square feet). Your roof is bigger than your floor plan, because of the pitch and overhangs.
  • Pitch. Steep roofs are slower and need more safety gear.
  • Complexity. Every valley, dormer, chimney and skylight adds flashing work.
  • Material. Architectural shingles, Class 4 impact-resistant shingles, metal and tile each cost differently. Architectural shingles typically last 25 to 30 years.
  • Decking. Unknown until the old roof is off. Any replacement is shown to you in photos and approved in writing first.
  • Ventilation. Fixing an under-vented attic adds a little now and helps the new roof last.

What should be in the price

Compare quotes line by line. A real quote names the shingle maker, product line and color, and includes tear-off to the deck, drip edge, ice and water shield in valleys and at the edges, synthetic underlayment, new pipe boots and flashing, ridge vent and caps, permits where required, cleanup, and the warranty in writing. If one quote is much lower, look at what’s missing.

Ours also says who does the work. At Roof Troops it’s our own crew, never subcontractors, and every new roof gets our lifetime workmanship warranty plus the manufacturer’s warranty.

How long it takes

About 1 day on average. Larger, steep, metal or tile jobs can take longer, and so can bad weather. In March 2026, right after the January ice storm, our crew replaced a 34-square GAF Timberline HDZ roof on a Murfreesboro home through freezing temperatures, ice and rain. They hand-sealed the shingles and finished in 2 days, and the house was watertight before the next storm.

Will insurance pay for it?

Only if your policy covers the cause. Sudden storm damage is often treated differently than an old roof wearing out. We document storm damage with photos and a written estimate; you file the claim and work with your insurer. Our insurance claim assistance page explains more.

What’s the average cost of a roof replacement in Tennessee?

Across our Middle Tennessee service area, a full shingle replacement on an average home usually runs $12,000 to $16,000. Size, pitch, layers, decking and material move the number.

Why is my quote so different from my neighbor’s?

Square footage of the house isn’t the same as roof size. Pitch, complexity, layers, decking and the shingle line all change the price, even on similar houses.

Can I finance a new roof?

Yes, through Acorn Finance. Checking your options won’t affect your credit score, and approval is up to the lender.
