What kind of roofs do Manchester homes have?
Most Manchester homes are modest single-story or story-and-a-half houses with asphalt shingle roofs. There are older homes near downtown and plenty of metal-roofed shops and barns out in the county. A lot of these roofs have been through more than one owner, so their history isn’t always clear. When a homeowner calls us about a leak, the real issue is often age, not a single storm.
On older homes, the part that worries us is the one you can’t see from the yard: the deck boards under the shingles. On a recent Manchester re-roof, we tore off the old shingles and found the original thin plywood had delaminated across the whole roof. It wasn’t going to hold nails or lie flat, so our crew replaced the entire deck before the new roof went on. We’d rather find that during the inspection and tell you up front than surprise you halfway through the job.

What storms have hit Manchester roofs?
Manchester has been hit by unusually intense wind. On October 12, 2022, the National Weather Service surveyed a small but intense microburst along Interstate Drive with winds up to 85 mph. One home lost a large section of its roof and a porch column. Metal roof panels were torn off a farm co-op building and a gas station canopy, and a warehouse lost part of its roof.
On May 8, 2024, 2-inch hail was reported in Manchester. That’s big enough to crack shingles and dent gutters and metal roofs. On November 29, 2016, the NWS confirmed an EF-1 tornado in Manchester that damaged barns and outbuildings, the same night another one hit Tullahoma. Do you need a permit to replace a roof in Manchester?
Inside city limits, permits go through the City of Manchester’s Health and Codes Department (931-723-1464), which takes applications through its iWorQ permit portal. Manchester follows the 2018 International Residential Code. We’ll confirm whether your roof needs a permit, pull it if it does and schedule the inspections. Homes outside city limits go through Coffee County.

My Manchester house is older. What should I expect under the shingles?
On a lot of older homes here, the original decking is thin plywood or boards that can delaminate or sag over time. We check for soft spots and dips during the inspection and tell you up front if we think deck boards need replacing. We can’t see every board until the old shingles come off, but you’ll know what we’re looking for before work starts.
Can you match a metal roof on my shop to my house?
Usually. We install metal and shingles, and we can quote both so the shop and house look right together. Most metal roofs take two to three days.
What does a free roof inspection include?
We look over the whole roof, use a drone where it’s safer or gives a better view, and check the shingles, flashing, vents, gutters and decking. You get photos and a written report, and we tell you plainly whether you need a repair, a replacement or nothing at all.
Do you go out into rural Coffee County?
