Roof and Gutter Maintenance Plan in Middle Tennessee
The Roof Troops Home Guard Plan is one visit a year where our own crew cleans your gutters, checks your whole roof, and seals the small things that cause most leaks, starting with the pipe boots. It’s $249 a year for a single-story home and $349 a year for a two-story. You get a dated photo report of your roof and gutters when we’re done, and you don’t have to remember to call us. We call you.
Protect the Home. Earn the Trust.
If something already needs fixing, start with our roof repair page. If your gutters are sagging, leaking or pulling away, see gutter installation and repair. If you just want someone to look at your roof once, our roof inspections are still free, plan or no plan. The plan is for homeowners who want the yearly upkeep handled on a schedule.

What the plan includes
Every plan year includes the same list, whether the house is a small ranch or a two-story.
- One gutter cleaning a year. We clear every gutter run by hand, bag the debris and haul it off. Nothing gets dumped in your flower beds.
- Downspout flush and flow test. We run water through each downspout and watch where it comes out. A gutter can look clean and still back up because the downspout is packed at the elbow.
- Full roof inspection. Shingles, ridge, valleys, flashing at walls and chimneys, vents, and anywhere something goes through the roof. We also look for storm damage and lifted or creased shingles.
- Pipe boot sealing. The rubber collars around plumbing vents dry out and crack in Tennessee sun. They are one of the most common leaks we find. We reseal them. If a boot is split, sealant won’t hold for long, so we show you a photo and give you a written quote to replace it.
- Sealant touch-ups. Exposed nail heads and small gaps at flashing edges get fresh sealant while we’re up there. This is quick upkeep done during the visit. Anything bigger gets a written quote.
- Dated photo report of your roof and gutters. Photos of what we found and what we did on the roof and along the gutters, with notes and the date, sent to you after the visit. Keep it with your house papers.
- Free priority scheduling after storms and emergencies. When hail or high wind comes through, or something goes wrong with your roof, plan members get a spot near the front of the line at no extra charge.
- Member pricing on any repair work you approve during the plan year.
What it costs
| Home | Plan price |
|---|---|
| Single-story home | $249 per year |
| Two-story home | $349 per year |
Steep roofs, tile and slate roofs, and three-story homes are quoted individually after we see them. If we find something that needs a repair, you get photos and a written quote first, and nothing gets done until you say yes. Larger repairs can be paid over time through roof financing with Acorn Finance.
How it works
- Call or sign up online. We set up your first visit and put your home on our yearly schedule.
- We come out after leaf drop. Most visits happen in late fall, once the oaks and maples are done, so your gutters are clear going into winter freezes.
- We do the work the same day. Gutter cleaning, downspouts, inspection, pipe boots and touch-ups are all one visit. You don’t need to be home, but keep your phone nearby in case we find something you should see.
- You get your report. Dated photos of your roof and gutters with notes, sent to you, with anything that needs attention marked clearly. If the roof is in good shape, we’ll say so.
- We call you next year. No reminders to set. We reach out when your next visit is due.
Who the plan is for
- Homes with big trees close to the roof. In much of Middle Tennessee, a yard full of oaks will fill a gutter in one fall.
- Roofs about 8 years old and up, when pipe boots and sealant start to dry out.
- Anyone who can’t or shouldn’t be on a ladder, or who would rather not spend a Saturday up there.
- Homeowners who want a dated yearly record of their roof and gutters’ condition for their own files, a future sale, or a warranty or insurance question.
- Rental owners who want the roof and gutters handled without managing it themselves.
On a recent inspection a homeowner called us out for, we found the sealant on every pipe boot and box vent had either cracked badly or fallen apart and come off completely. When we looked closer, we saw the prior company had used regular silicone instead of a roof-grade tripolymer sealant, the kind Roof Troops Roofing uses on every repair and every installation.
Why a yearly visit pays off
Most leaks we fix did not start as a big problem. A cracked pipe boot drips into the attic for a year before anyone sees a ceiling stain. A clogged gutter overflows behind the fascia and rots the board, then the gutter starts to pull away. Water spilling over the front of a full gutter lands right at the foundation. Each of those is a small job if someone catches it early, and a much bigger one if nobody does.
The shingle makers we’re certified with (GAF, CertainTeed, Owens Corning, TAMKO and Malarkey) cover manufacturing defects. Their warranties do not cover damage from things like clogged drainage, debris, moss, or neglect. Malarkey recommends a professional roof inspection at least once a year and suggests keeping a dated log of the work. The dated photo report of your roof and gutters from each plan visit gives you that record.
Why homeowners trust Roof Troops with their roof every year
Roof Troops is veteran-owned, founded in 2009 by Navy Combat Veteran Don Hane. We’re A-rated with the BBB, licensed in Tennessee (license #84570), and certified with GAF, CertainTeed, Owens Corning, TAMKO and Malarkey. The people on your roof are our own crews, not subcontractors, and the same company that cleans your gutters is the one that will fix your roof if it ever needs it. We’re open 24 hours, every day.
After seeing this on a more regular basis, I created this roof and gutter protection program so we can take care of the small preventive maintenance for you, like sealants and clearing obstructions, before it turns into a major replacement. Don Hane, owner

Roof and gutter maintenance plan FAQ
How much does the plan cost?
$249 per year for a single-story home and $349 per year for a two-story home. Steep roofs, tile and slate roofs, and three-story homes are quoted individually.
Do I have to join the plan to get a free roof inspection?
No. Our roof inspections are free for anyone, with no obligation. The plan adds the yearly gutter cleaning, downspout flush, pipe boot sealing, touch-ups and a dated photo report of your roof and gutters, done on a schedule so you don’t have to think about it.
When during the year do you come out?
Usually late fall, after most leaves have dropped, so your gutters are clear before winter. Your gutter cleaning, inspection and roof work all happen on that one yearly visit.
What happens if you find a problem?
We take photos, explain what we found, and give you a written quote. Nothing beyond the plan work gets done without your OK. Plan members get member pricing on approved repairs, free priority scheduling, and can pay for bigger jobs over time through Acorn Finance.
What does priority scheduling after storms mean?
After a hail or wind storm, or when you have a roof emergency, plan members get moved near the front of our schedule at no extra charge. We’re open 24 hours, every day.
Do you pressure wash the roof?
No. Pressure washing can strip granules off shingles, and some shingle warranties exclude damage from it. If your roof has heavy moss or staining, we’ll tell you and talk through options.
What if my pipe boot is cracked, not just dry?
Sealant on a split boot is only a short-term patch. We’ll show you a photo and give you a written quote to replace it, so you can decide.
Does the plan keep my shingle warranty valid?
Shingle warranties cover manufacturing defects, and none of the ones we install make a yearly visit a condition of coverage. What the plan does give you is a dated photo record of your roof’s condition and the care it got, which helps if you ever have a warranty or insurance question.
I have gutter guards. Do I still need the plan?
Guards cut down on cleaning, but they still collect seeds and small debris on top, and your roof and pipe boots still need checking. The plan works with or without gutter guards.
Can I cancel?
You can cancel anytime. Plan fees already paid are not refunded.
